About the Zoning Board of Appeals

Overview

  • The Zoning Board of Appeals meets the 1st Thursday of the month in the Madden Room at 7:30pm.
  • Special meetings are rare.
  • Established by CGS § 8-6
  • Five (5) members and three (3) alternates

 

General Powers and Duties

  • To hear, consider and decide appeals when it is claimed that there is an error in any order, requirement or decision of a zoning enforcement official
  • To hear, consider and decide all matters the zoning regulations specifically require it to consider
  • To determine and vary the application of the zoning regulations in harmony with their general purpose and intent, after due consideration for conserving the public health, safety, welfare and convenience, and property values

 

Applying to ZBA

  • Applications submitted to the Zoning Board of Appeals are officially received on the 1st Thursday of the month.
  • The cutoff date for filing an application, in order for it to be officially received, is the 2nd Thursday of the previous month.
  • There is a $190.00 fee, which includes signs.
  • The documents required when filing an application are as follows:
    • 10 copies of the application form
    • Class D or better survey showing project
    • If variance, include 2 copies of legal description / deed
    • In addition, abutting neighbors must be notified of variance request via certified mail. Applicant must submit a copy of the letter along with certified receipts.
  • You must send a representative to the Zoning Board of Appeals meeting when your application is being reviewed.
